We noticed that the carpet in one of the bedrooms was wet and so the storage room. We called maintenance to check the problem and within 5 minutes someone came to check the problem. The unit behind us had a leak in their water heater. Maintenance man replaced it and another person came to check our carpet. He took a portion off the foam and sucked out the water out of the carpet and blow dry the carpet. He said that he will replace the foam in two days.

My leasing agent Alex is the absolute best. When I first moved into the unit, there were a couple maintenance issues including a leaking washer, the fireplace wasn't working, and there was a loose screw on my mailbox. Normally, these issues are quite taxing and exhausting to get maintenance on, however Alex ALWAYS responds promptly and handles it pretty much same day. It never feels like I'm bothering him with my long winded emails. On top of that, the maintenance team is FANTASTIC. They work quickly, efficiently, and text me all updates as they go along. They also make a point to always ask for permission to enter when I'm not present.

We signed our lease yesterday and were notified that we would not have hot water until the gas company came to turn it on which could take two days. We were also told—in the mean time—we could use showers at the pool or fitness center for our hot water needs. This was not true as the pools are closed for maintenance which we were not told about and the fitness center showers—both male and female— did not work. Also we were not told that the heating in the apt is gas which means we had no heat with temps dropping into the low 40s. This is frustrating as I asked what uses gas and was told only the stove and fire place.

The maintenance crew is always prompt, professional and polite. We never feel like a burden and we are always appreciative of this team! We love living here. There are so many amenities. We do have one challenge, however. . The mailroom is only available to tenants during leasing office hours. Many of us work the same hours, making it sometimes difficult to retrieve our mail regularly. Is there a plan to make this more accessible?

On the 25th I made two minor maintenance requests and within a hour they were here a fixed the issues, amazing response, very happy.

I must say I've never lived anywhere that has human kindness. Normally the leasing agents are nice just to get you in then bam, you see their true colors. Not this community, they stayed compassionate, ready to help in anyway possible and Understanding! I wish I could've stayed another year!!! I will miss my beautiful real hardwood floors, maintenance always respectful and professional. If I ever hit the lottery, I'm buying the spot and keeping the entire leasing office 😄. I recently moved from Los Angeles to Las Vegas. I came across The Avondale Apartments and immediately fell in love with this property. I had only seen pictures posted, but I knew when I saw everything Avondale had to offer that this was home. Alex and the entire staff including management went above and beyond to lock in the unit I requested and accommodated any of my needs I had during my transition from LA to LV. Moving is stressful but Alex and the Avondale team took all the stress out of my move and when I arrived everyone was extremely welcoming and confirmed to me that this was home. After seeing my spacious and beautiful unit and the entire property in person I fell in love. The pictures of the property are amazing but seeing everything in person such as the unit size and all the amenities was even more than I expected. This feels more like a resort than a Apartment complex. I can't thank Alex and the entire Avondale Staff enough for all there efforts to make Avondale my new place to call home. I have an attitude of gratitude to you all! Thank you all for everything! Glad to be home!

Only giving 5 stars because of Lisa! She was such an amazing help and really helped this move easier for me. I Moved to Vegas just needed something temporary until I find a house. This apartment is not my ideal choice but it’s in a great neighborhood, parking is really close to unit, and the new upgrades are nice! The only negative I will say is I had so many issues upon move in that should have been done before I moved in like the washer not been connected, door battery low, and hole under kitchen sink; couldn’t wash dishes for the first two days bc they were to busy. Also packages being stolen, So that was frustrating but other than that everything is fine.

Placed a maintenance request that Sunday, maintenance arrived in 30 minutes and knocked both problems out quickly. My second experience AC froze over! Placed a maintenance request and AGAIN they were here within 30 minutes. The problem was handled promptly! Great Service!

We love our apartment. It’s spacious and comfortable. The community is nice. We also almost never hear noise from our neighbors which is a huge plus. Maintenance is friendly and fixes things in a timely manner. My only complaints are that the business office staff can be rude. They let towing companies come in and tow cars, even if they’re in assigned parking. We also love using the pool but it’s never as clean as it should be. The hot tub smells and is filthy. The gym equipment could use a major update as well. And they don’t put much effort into the landscaping that isn’t front and center. The grass by our apartment is half dead and they’ve pulled a bunch of bushes and never replaced them. There’s a hole in the ground where they uprooted a tree months ago. But they love to change the flowers by the office every season to make sure that’s pretty (such a waste of money and flowers). All in all we love living here but the apartment doesn’t seem to care about maintaining the property for those of us who live here. Addendum: I should mention that not all front office staff are rude. Alicia (I believe this is her name but I could be mistaken) has been nothing but helpful and kind.

We love living at the Avondale. It’s going on three years now. The staff is frequently having invitations to come get pizza on pizza day or other days to enjoy and socialize with your neighbors and the staff. Very friendly atmosphere. Maintenance deserves 5 stars! They are the best!! The grounds have beautiful flowers and trees. It’s usually very quiet and peaceful. I love the close proximity to The Peccole Trail for walking. Great location to most everything.

We’ve been at The Avondale for a year and a half. We haven’t had any issues or problems with communication, maintenance, safety and security or loud, noisy neighbors. Lettie and the ladies in the front office have been extremely professional, personable and helpful! I am not there often, but when I’m there the grounds and buildings are clean and well-maintained. If any maintenance issues or requests arise when I’m there they are taken care of that day or the next. The maintenance guys are skilled, helpful and friendly and are very conscientious about our feline friends! My daughter lives there and feels very safe and hasn’t had any issues! However, I do agree that there are extra costs and fees that could be reconsidered. The owners and management should provide items within the HOA and Trash costs and not micro/charge for so many items that comes with Ownership. Overall, great place to live in Vegas!

Had a rough start when we first moved in here but overall the past year, everything turned out great. Leann the assistant manager has been so kind throughout living here and the maintenance guys are just the best!! I love living here because of the location, it’s in close proximity to everything! I’m sad we are leaving but throughout our year of living here we never really had any issues. Although there were tons of water bugs that show during summer, the property helped immediately in any way possible. The property has def changed for the better since we first moved in as in tidiness, and such kind people live here! 🤩

After being locked out of my apartment, August 18 to the 19th I reported this problem to the office A lot of via Email to Lisa. Spoke with Lisa the morning of the 19th to let her know that I was very upset. I was livid. She insured that would be taken care of. But it never was. I also spoke Please forgive me I don’t remember her name but it’s I thought she was the manager. She help me out with other situation at my apartment. But she’s no longer here anymore. So I start speaking with Letty, because my lock was still not working with my phone. I come in late at night I work at the Raider stadium I do all types of events there. I do not have time to be fumbling around with the door trying to get in, so it’s very important To me that my door lock was functioning correctly. I went to the office and spoke with Letty And she told me that the lock have been ordered. Finally yesterday it was installed and everything is working correctly now. Thank you so much Letty. The five stars is for Letty.

I've been here for just about two months, and I have to say that my experience in renting at Avondale has been amazing so far. The office staff are friendly and approachable, they often have community events, and so far I can tell the people in the community are pretty nice too! Recently, my air conditioning went out due to a fan malfunction. I went to the front office, made a maintenance request and within 15 minutes, Maintenance was at my door to solve the problem. It was something that couldn't be solved quickly (and it was late in the day), so the maintenance worker left me with an AC window unit over night. I'd given my permission for maintenance to enter my apartment while I was away, and while I was at work I got a notification through the Smart Home app letting me know that they were entering my apartment. They left soon after, and hours later I returned home to a working AC.

What can I say for this apartment complex, it's wonderful! Location wise, very nice area. Amenities: pools are great, gym is good, mail room is clean and they do have Amazon lockers. Staff: I've been working with Lisa Rubalcaba and she is absolutely one of the best people I've worked with. She is polite, patient, funny, and does her job very well. The only one down side is that some of our things were stole out of the truck, so get a good renters insurance there. It is common everywhere except if you live in high security house complex so my rating did not go down for that issue. However, be aware and lock your car everyday and don't leave anything outside. Overall, staff and maintenance people are very nice as well as apartments itself. Thank you!

For the most part, I really did love living in this community! The things that it offered are unmatched compared to other apartment places. Front office people (Alicia, I see you!) were so kind to me as well! The pool is pristine, gym with free weights is incomparable, Amazon Hub made things so easy, and I could keep going. However, the things that weren’t so stellar is what kept me from giving it a 5 star! For a majority of my time there (1 year), the gate wasn’t working properly so people could just come in and out as they please… Which at that point the gate no longer serves it’s purpose. When I first moved in, some of the info that was given to me were incorrect! The gate code that I was given wasn’t correct and even my parking space as well. I parked in the wrong spot for 2 weeks before I got a strongly worded letter from my neighbor to stop parking in her spot, which then prompted me to go to the front office about the situation. I was then given another spot next to it… And that one was STILL the wrong one which was followed by a similar note from a different neighbor. 3rd time ended up being the charm and I was given my own spot with no calamity to be caused. Those experiences was what gave me a sour taste at the start… But kind of like the sour patch kid, it slowly turned to sweet times! All in all, would I recommend this apartment complex? Yes I would! Only if you could afford it though as it is on the pricey side… But nonetheless, a great place to be.

I moved here from out of State and getting leasing agents to respond to me was becoming a theme but thank goodness they didn't, I'm glad all that searching brought me to the Avondale. The leasing specialists are soo nice and easy to talk to, they actually responded to me. That was pretty great, but when we got here, the unit looked just like the pictures, which is always questionable. Everything from the unit to the amenities have actually exceeded my expectations! I'm so happy to have found this amazing place. And my floor plan is soo cute! I'm very satisfied with everything! Plus, we did have one minor hiccup, a small leak was found after we moved in and right away leasing specialists and maintenance have contacted us, maintenance has already been here to check it out and we've only been here 2 full days!!

Just moved in! The ladies in the front office were extremely helpful. I relocated from CA to LV for a new job and they were very responsive and answered all of my questions (since I was unable to do a lot in person). The complex is beautiful, there are some downfalls but I believe that comes with EVERY apartment complex. Thank you to Alicia, Leti and Jennifer for making this transition as easy as possible. I have lived at the Avondale Apartments since April 2021. The common areas are always kept clean. Noise disturbances are dealt with quickly, making this a pleasant place to call home. The Apartment is well laid out. The staff in the management office is friendly and helpful. I love having an Amazon hub on the premises. Maintenance requests are handled quickly by a great maintenance team. What more could you ask for?

My initial experience was not good, but I was having a bad day because my personal situation, and the ladies upfront deal with a lot and it's hot while they have to show rentals all day. After talking about it they were professional and understanding. The property is beautiful and so clean. They really try to work with people and the prices good for that type of property but after all the other little fees for the perks I don't know that it's in my range according to my income by myself. But if you can afford it, it's so beautiful and quiet and if you are nice to them they really do try and accommodate everyone. Jennifer was wonderful and very caring.

We met with Jennifer and Aida who helped us through the application process and approval for our apartment. They were both wonderful to work with! Our little apartment is just what we wanted and was very clean and updated with stainless appliances, ceiling fans in the bedrooms, and smart features for the door lock and thermostat. The grounds are beautifully kept and we can't wait to try all 3 of the pools! Our dog Finn especially can't wait to use the dog parks. There are walking trails behind the complex which we can't wait to try and it's in the perfect location - Target, Whole Foods, Pottery Barn, Barnes & Noble are right there - plus oodles of great restaurants!

The work was done as promised. Addendum: In 6 months, I will celebrate my 10th year living at the Avondale Apartments. I cannot think of living anywhere else. I have been treated with dignity and respect by everyone that represents this community. They exude diplomacy and ambassadorship when assisting me for all my requests and concerns. Furthermore, they display "resort living" by hosting resident gatherings, with snacks and spirits, promoting fellowship amongst neighbors and they personally know who I am. The location is perfect for a healthy lifestyle because of it's proximity to local restaurants, shops, and walking trails; so, there is no need to drive! The gym is 24 hrs. and they update their state of the art equipment on a regular basis. They regularly seek to improve the appearance of the grounds and actively survey the premises to determine what can be improved for appearances or safety guardrails. I feel safe living here and my neighbors are like a family to me.

I liked the location and the apartment - set back from the main road and lots of trees. Staff is nice and helpful most of the time. I didn't appreciate the nearly 30% hike in rental in a year's time, considering I was a great tenant and paid on-time. There is way too much turnover of residents. I had three or four neighbors moving in and out in the course of a year. That concerned me about their method of letting anyone rent, without expectations they could keep their lease agreement.

Re: My 5 stars are for my most recent maintenance issue only: Quick response time as well as being courteous; the maintenance crew seems to be "on top of it", and have had very good experience with them, as well as the office staff who seem to be quite pleasant and helpful. However, I can go on and on about my complaints regarding their exorbitant FEES that are charged monthly. The rent increase was very high and the "extra charges" on top of the base rent is beyond anything I've seen/experienced at other properties. The property management company's only goal I believe is to make their property owners with whom they work FOR happy, giving them a large bottom line by charging unnecessary and uncustomary charges. I suppose if I were the investor that owns the building, and really do not care about the tenants, affordability or just had my eye on ROI, the property management company would come through.

Everyone here is so friendly, the community is quiet and comfortable, alot of dogs (which means good people of course!) and you barely ever here one bark. There a few MX issues, I just haven't had the time to submit a request, but I'm sure they all will be fixed flawlessly. We lived at The Avondale Apartments for two years, and I have to say, all-in-all, overall it was a wonderful experience from start to finish. I'll do my best to give you some solid pros and cons for you to decide for yourself: Pros: - Amazing amenities: the pool(s), gym, access to Peccole Ranch walking trails, dog parks (and wash station!) and surrounding facilities are all well-maintained and very enjoyable. Sometimes gas grill space can be limited, but that comes with the territory! - Responsive and excellent staff: front desk staff was always kind and accommodating with us (Nina got us into the apartment, and we primarily interfaced with Alicia who is awesome!). The maintenance team are some of the best and most responsive people we've ever encountered in our history as renters - so nice and professional! They also do a lot to promote community events/engagement which is a really nice touch. - Rent amount stayed the same - no surprise raises. - Close to so many restaurants, Tivoli Village, and Red Rock Casino. - Easy access to freeways. Cons: - Some shady characters (we lived above some people who made us feel unsafe at times) - perhaps better screening of incoming residents? - The situation with the gates needs to be addressed, as anyone can walk in (although Peccole Security monitors at night, which is nice) - The all-in bundling of trash removal and cable/internet is convenient, but we ran our trash down to the dumpster just below and didn't need the additional service. We also rarely used cable, so just an added expense. - The surcharges on debit/credit/bank transactions to pay rent is a bit of an annoyance (perhaps reward those who setup an monthly autopay with no surcharges?) Apartment complexes have it really tough. People typically only post when they have an issue or some outlying problem/extenuating circumstances, and almost always post out of emotion. Take all reviews with a grain of salt, consider the source, and always do your own thorough research before jumping to conclusions! We had some bumps along the way (who doesn't?) but that should never take away from the overall experience, which was overwhelmingly positive for us. The Avondale is well-suited for a wide array of renters, and has something good to offer to pretty much anyone who walks in the door. Thank you!

It will be 1 year that I have lived at The Avondale in September. I have had nothing, but an exceptional experience here. Everyone in the leasing office has gone over and above to make sure that I am satisfied as a tenant. They are always friendly whenever I go into the office or have to call the office. Maintenance issues are ALWAYS resolved the same day or next day. I have had minor problems with my fridge and dryer in the year, and once I put in the maintenance request they responded within 24 hours. I guess everyone is entitled to their own experience, but I can honestly say I have not experienced any of the issues that have been stated in the review section. Yes you do see police presence in the complex, but to me that just means they are ensuring safety and responding to whatever the issues are and addressing them. Yes amenities do get closed, but there is always communication from staff at The Avondale and a reason why. I have never felt unsafe walking through the complex even in very early hours of the day going to the gym or to my car. I would highly recommend this complex to anyone and will be renewing for another year.

I have lived at the Avondale for just shy of 6 months now and really enjoyed my time here so far. The property is in most perfect location by shop , restaurants, and beautiful walking trails. The office staff is helpful and friendly. I haven't had any issues with bugs or noisy neighbors except sometimes on the weekend only because mu unit faces a pool, but it's never too bad. All of my neighbors are very friendly. Maintenance is never more than a day or two out when requested. Overall I am very happy here and recommend it 100%

I can say while living at apartments, you may come across minor issues or inconveniences - but the staff at this property and the maintenance team really makes things a breeze. It's a simple move-in process, and their leasing team is great at communicating. They solve issues almost immediately. I feel safe, and I always feel like my belongings are safe when I am away at work or on trips. Their amenities are a huge plus, I use the gym throughout the week & it saves me money on gym memberships. Maintenance has been prompt and done right the first time, the ladies in the office have been super nice and very helpful and when I had a question for the corporate office they got back to me right away, and were very polite and professional. The grounds are beautiful and the amenities are awesome. On top of that it's right next door to Boca Park, Chili's and a bunch of other shopping. I love it here. Thank you Nina for all your help.

Me and my husband will be moving here shortly the reviews about thieves does worry me a bit but I hope the thieves know that deadly force is legal if you are breaking into my car or home and I catch you doing it. I have a little girl to protect and I will be installing a camra system around my front and back doors. It would be helpful if the people who got robbed could tell us where there unit was because only someone around that unit is the robber to be knowing your every move. On the good side I love the place the grounds are beautiful and the staff is so nice and helpful and I can't wait to be part of this community and possibly help make it better if I catch the bad guys

I feel compelled to pay my compliments to your organization for having in your employ Mitch Radu. Last night while washing my face before bed the gold cross hanging on my neck became caught in the overflow slot in the bathroom basin. Not being aware, I stood up and the chain snapped. The cross fell down into the drain. Needless to say, I panicked. The cross was my daughter’s. She wore it all her life (20 years) and had it on when she suddenly passed away. I was heartbroken. In the morning I called the management office and asked for a maintenance tech to come to my home to see if there was anyway to retrieve it. I was sure the cross was gone but I had to try. Within the hour, Mitch was knocking on my door. When I explained to him what had happened, he immediately told me that he understood my sorrow and would do everything possible to find the cross. He worked on the sink for quite a while continually telling me “I’ll find it”. He was determined. He showed me empathy and seemed to fully understand my misfortune. After a long while I told him “if you haven’t found it by now it must be gone”. Mitch did not give up!!! He kept telling me not to lose my hope and tried and tried over and over again. After a long while he called to me to come and look. On the end of his tool, the cross lay glistening through the muck. As I broke out in tears, he placed the cross in my hand. I have never seen anyone be so determined and work so diligently with such compassion as Mitch. I am grateful for this hard working and understanding man. Anyone else would have given up. I thank you from the bottom of my heart for Mitch. Job well done.

I never write reviews and I have lived in many apartments. I have to say that this complex is one of the nicest places I have lived. The grounds are very well kept and the staff from the office to the maintenance are all very professional. They are very quick to fix any problems you may have and also always follow up to make sure that whatever the problem is was taken care of. They have 3 pools that are all beautiful and a gym that anyone at any level of fitness can enjoy. I would highly recommend this complex to anyone looking for a beautiful and peaceful place to live in Vegas!

This is a great place to live .been here now for 9 months and loving it .I couldn't have chosen a better place.every one here are so very nice and kind .I love that i can go to any of the 3 pools and hot tubs any time I want .its nice having it open 24 hours a day .what's also very nice is u can enjoy and bring your own nice cold Alcohol beverage and drink in the pool or just relax next to it .not alot of places allow that .so that's a plus. I definitely plan on living here for a long time .the office staff and manager are wonderful people. There very quick to have things fixed when theres a maintenance issue. .its just all around a beautiful and nice place to live .

Really nice property. Staff is friendly and things get done quickly if you have any problems. Great place to.live if you have dogs. They even have a shampoo bar for your pets. Very clean. Great area close to everything. Rekkitta is the best....Carlos and Mitch are wonderful for repairs. Beautiful mature trees and gas barbecues make this feel like home.

This was my home for the past 3 years and I must say I absolutely loved it when I first came it was camden del Mar then amc came it was a big change but at the same time things at the property became better they started doing alot of resident Appreciation things as far as barbecues breakfast on the go and little drink mixers If you are looking to live here I can honestly say security is amazing management was great and I did not have any type of problem with bugs at all This is truly a great place to live I had a large 2 bed Room and it was a wonderful floor plan ....thank you Avondale family for everything
